Key Features

1

Shared Experience Priority

Open space became the product, not just the setting. Water features, green spaces, and parking areas were expanded by reducing building footprint. This reversed typical developer formulas to create environments where people choose to stay, not just shop.

2

Strategic Location

Mdrar Al-Arid Villas rejects the repetitive layouts common in Riyadh residential developments. Each unit receives careful spatial planning, proper room proportions, and natural light optimization. Architecture that reflects how families actually live, not templated floor plans repeated across sites.

3

Market Validation

Strong leasing demand began during construction. Tenants committed before project completion, signaling market confidence in both location and concept. The community-based positioning resonated with operators seeking neighborhood-focused retail.

4

Integrated Design

Recreational facilities, sports amenities, restaurants, cafes, and office units are integrated around landscaped areas. Each zone serves distinct functions while contributing to a cohesive community environment.

5

Differentiated Format

Rejected conventional retail strip formats that replicate existing Riyadh developments. The design addresses unmet community needs rather than competing with large-scale malls, creating true differentiation in the market.

6

Complete Development Approach

MDRAR handled development strategy, concept design, market feasibility study, full project planning, supervision, marketing, and leasing operations. This end-to-end approach ensures alignment between concept and execution.
